Condominium Unit Modification, Updates and Renovation

If you are planning modification, updates or renovations to your unit, understanding the Basics of Condominium Ownership can be helpful. The difference between standard homeowner ownership and condominium ownership is Common Area, which is defined as the area outside of the sheetrock walls in your unit. It is important to understand this distinction when requesting maintenance or preparing for renovations or updates.

The Association is not responsible for maintenance inside your unit, only the exterior. This also means you cannot change or add to the exterior of your unit without permission from the Board of Managers. The only exception to ownership, according to our documents, are the windows and doors, which belong to unit owners. However, ALL windows and doors must conform to Association standards.

Unit Modification Request Application Process & Form

IMPORTANT: If you are planning to make modifications to your unit that involve penetration through the exterior walls, or affect the area outside your unit in any way (including windows, doors, air conditioning, paint, storage shed, patio work), a Unit Modification Request Application Process & Form (UMR) must be submitted to the Chilton-Allerton Board of Managers for approval.

UMR requirements include: description of proposed work, drawings and diagrams, contractor information and signature and signature of all neighboring abutters (up, down and to the sides). Once all required materials are received, the Board has 30 days to approve or deny your request.

Chilton-Allerton Guidelines and Specifications

To maintain conformity within our community, Chilton Allerton Association has specific guidelines for door and window installation with technical specifications for the type and brand of materials to be used. There are also guidelines that have been developed for the installation of wall mounted air conditioning units and ductless HVAC systems.

Interior Renovations


Please note that while interior renovations are the responsibility of the owner, all Town and State code must be followed for plumbing, electrical, insurance and inspections and all waste must be disposed of properly. The Town of Brewster Building Department is responsible for seeing that all building construction in town complies with the Mass. State Building Code and applicable laws, bylaws and regulations.
